What you are buying
LastLake sells two things, and they are governed by different parts of these terms.
- A property report. One report for one location, delivered by email as a PDF.
- A lake map. A printed poster, framed or unframed, or the same sheet as a digital file, or both.
Prices shown at checkout are in Canadian dollars and are the full price. For a printed lake map, postage within Canada is already included in the price and nothing further is added at checkout.
Payment is taken at checkout, on Stripe’s own hosted pages. Card details never reach our site and we never store them.
Property reports
Delivery
One property report, delivered by email as a PDF, normally within one business day of you confirming the location. One report covers one location.
Locating the property
Rural addresses are often hard to pin down. If we cannot confidently match your address to a location, we will email you to confirm it. If we still cannot match it, we refund your payment in full and no report is issued. You never end up paying for a report we cannot write.
Refunds
Because the report is a digital product prepared on demand, it is non-refundable once delivered, with two exceptions:
- We cannot locate the property. Full refund, as above.
- The report contains a material factual error against its own sources. We will correct it and reissue, or refund you if we cannot.

What the report is not
A LastLake report is a plain-language summary of published public records. It is not a legal survey, a title search or title opinion, an environmental site assessment of any phase, a zoning or building-permit opinion, a home or septic inspection, a property valuation, or professional advice of any kind.
Buying a report does not create a solicitor-client, agency, or fiduciary relationship. LastLake does not provide legal, environmental, engineering, planning or real-estate advice, and is independent of and not affiliated with any government body.
We can only search what governments have published. If something was never recorded, it will not appear in a report, and the absence of a finding is not evidence that nothing exists. Verify anything you intend to act on with the appropriate professional before you rely on it.
Lake maps
How an order is packed, how long it takes, and what to do if something is wrong are set out on our delivery and returns page, which forms part of these terms.
Made to order
Every lake map is produced after you order it. Nothing is held in stock, and that is the reason several of the clauses below are stricter than they would be for something picked off a shelf.
Shipping
We ship printed lake maps within Canada only. Postage is included in the price, which is only sustainable while every parcel is a domestic one. The digital file has nothing to post, is sold anywhere in the world, and no delivery address is collected for it.
Delivery times given on the delivery page are estimates. We are responsible for getting an order to the carrier promptly and for making it right if it goes astray; we do not control the carrier’s own timetable and do not guarantee an arrival date.
Damage, loss and errors
If a print arrives damaged, photograph it in its packaging before unwrapping it further and tell us. We will replace it, and you do not need to return the damaged one. If an order arrives wrong, or does not arrive, we will replace it or refund you.
Cancellations and returns
Tell us as soon as you can if you change your mind. Until an order has gone to the printer we can usually cancel it and refund you in full.
Once made, a lake map cannot be returned or refunded, because it is produced for one buyer and has no resale value to anyone else. This applies in particular, and without exception, to:
- a personalized print, carrying words or marks you supplied;
- a custom lake drawn to order.
A digital file cannot be returned once its download link has been sent. Ordering it, and downloading it, is your agreement that supply begins immediately and that any right of withdrawal ends at that point.
None of this affects the damage, loss and error provisions above, or any right you have under the Consumer Protection Act, 2002.
Personalization
Where you add your own words or marks to a sheet:
- You approve a proof before anything is printed. We send you the actual sheet, watermarked, carrying your words and marks. Nothing goes to the printer until you tell us it is right. Checking the spelling of your own words is yours to do, and a print made to an approved proof is not returnable for an error the proof showed.
- We may decline to print text. Words you supply are printed under our name by a commercial printer, so we may refuse an order rather than print it. If we do, we refund you in full.
- You warrant that the words are yours to use and do not infringe anyone else’s rights.
- A mark on a sheet is a decorative label. It is not a boundary, a lot line, a survey, or a statement about who owns anything, and it is not made into one by your having asked for it.
Custom lakes
Lake maps are drawn from the province’s published depth soundings, and not every Ontario lake has been surveyed. When you ask for a lake we have not drawn, nothing is charged while we check whether it can be drawn. If it can, we send you a price and a payment link. If it cannot, we tell you so and take no payment.
What a lake map is not
A lake map is a wall map. It is not a navigation chart and must not be used as one. Depths are interpolated between recorded soundings and are not surveyed to any navigational standard; water levels, shoals and shorelines change. It is also not a survey, a boundary plan, or a statement about the ownership, extent or access rights of any land or water it shows.
What you may do with it
A printed lake map is yours outright as an object. The drawing on it, and any digital file we supply, are licensed to you for your own private and non-commercial use. You may not resell, redistribute, sublicense or publish the file, print copies of it for sale, or use the drawing in another product, without our written permission.
The underlying government data is not ours and is not licensed by us to you; its own licences are named at the foot of every sheet.
Warranty and liability
Reports and lake maps are provided on an “as is” basis. LastLake makes no representation or warranty, express or implied, as to the accuracy, completeness, currency or fitness for any particular purpose of the information in a report or on a lake map, and disclaims all such warranties to the fullest extent permitted by law.
To the fullest extent permitted by law, LastLake’s total liability arising out of or relating to any order, whether in contract, tort including negligence, or otherwise, is limited to the amount you paid for that order. LastLake is not liable for any indirect, incidental, consequential, special or punitive damages, or for any lost profits, lost opportunity, or loss arising from a decision to buy, not to buy, develop, or refrain from developing any property, or from any use of a lake map on the water.
Nothing in these terms excludes or limits liability that cannot be excluded or limited by law, including under the Consumer Protection Act, 2002.
Reports bought by professionals
Real-estate agents, brokerages, lawyers and other professionals may buy reports to give to their own clients. That is a sale of a report from LastLake to the professional. It is not a referral fee, a commission split, or any other payment for directing business, in either direction.
Acceptable use
A report is licensed to you for your own use and for sharing with your professional advisors in connection with the property it describes. You may not resell it, republish it, or extract its contents into another product without our written permission.
Privacy
See our Privacy Policy. For a printed lake map, your delivery address is collected and held by Stripe rather than by us.
Changes
We may update these terms. The version that applies to your order is the one published when you placed it.
Governing law
These terms are governed by the laws of the Province of Ontario and the laws of Canada applicable in it.
